Minimum Job Charge

$200 per visit. This covers travel, setup, and teardown. Smaller jobs are absolutely welcome, and combining pieces (a rug plus a couch, or stairs plus a room) is the usual way people reach it.

The standard clean is our full low-moisture service. The deep clean adds heavy pre-treatment, mechanical agitation, and spot-by-spot stain work, which is the right call for carpet that is overdue or heavily trafficked. We will tell you on the phone which one your carpet actually needs.

Why the $99 "Whole House" Coupon Is Never $99

Professional equipment, insurance, labor, and fuel mean a legitimate whole-home clean can't profitably sell for $99. Companies advertising it make the math work in your hallway — add-ons appear one by one after the crew is standing in your home, and none of them were priced anywhere you could read in advance. The Better Business Bureau's carpet cleaning complaint files are essentially this one story retold. Tiered pricing itself isn't the problem — a standard clean and a deep clean are genuinely different amounts of work. The problem is pricing you can't see until it's too late to say no. Every tier and add-on we offer is published above and locked before we book; that's the difference.

What Actually Determines Your Price

  • Room count and size — the baseline
  • Soil level — a yearly-maintained carpet cleans faster than a decade of deferred maintenance
  • Pet treatment — enzyme work uses more product and time, priced per affected area
  • Stairs — slow, manual, and priced as their own line item
  • Occupied vs. empty — empty homes clean faster; ask about move-out discounts

When Cleaning Isn't Worth It

Carpet at the end of its life — matted pile that won't stand back up, widespread dye damage, delaminating backing — won't be saved by a $400 clean. A good cleaner tells you that on the phone. (We do, and it's why people call us back for the house they actually keep the carpet in.)
