Deep Carpet Cleaning (Hot Water Extraction)

The clean that carpet manufacturers actually recommend — high-heat, high-vacuum extraction that removes the dirt, the soap, and the water instead of leaving them behind.

What "Deep Cleaning" Actually Means

Most of what's making your carpet look tired isn't on the surface. It's dry soil — grit, skin cells, pet dander, and Seattle mud — packed down at the base of the fibers. A vacuum gets some of it. A rental machine gets a little more and adds soap it can't remove. Hot water extraction is the only method that flushes it out: we pre-treat, agitate the fibers to loosen the soil, then extract with water heated well beyond what any portable unit produces, at vacuum pressure that pulls moisture back out immediately.

What's Included in Every Job

  • Pre-inspection and firm price confirmation before we start
  • Pre-treatment of traffic lanes and visible spots
  • Fiber agitation so the solution reaches the base of the pile, not just the tips
  • Truck-mounted hot water extraction, edge to edge, furniture moved or worked around as you prefer
  • Extra dry passes in every room to cut drying time
  • A walk-through with you before we leave — if you're not happy with a spot, we hit it again on the spot

Pricing That Doesn't Change at Your Door

Typical Seattle-area pricing runs $45–$65 per room (a "room" up to roughly 200 sq ft), three-room minimum, with stairs, halls, and heavy pet treatment quoted clearly up front. If a company advertises "$99 whole house," expect a hard upsell in your hallway — that price doesn't cover the gas in the truck. Our full local price breakdown is in the Seattle carpet cleaning cost guide.

Good for Homes, Great for Rentals

Between Seattle proper and Kent, a huge share of our work is rental turnover: landlords, property managers, and tenants protecting deposits. If that's you, see our move-out carpet cleaning service — same deep clean, plus the documentation your property manager wants to see.

Questions About This Service

How often should carpet be professionally cleaned?

Every 12–18 months for most homes; every 6–12 with kids, pets, or allergy concerns. Most carpet warranties actually require professional hot water extraction every 12–24 months.

Will you move my furniture?

We move light furniture (sofas, chairs, tables) as part of the job and work around beds, dressers, and electronics. Tell us what you want moved when you book and we'll plan for it.

Is hot water extraction the same as steam cleaning?

In everyday use, yes — 'steam cleaning' is the common name. Technically we clean with very hot water and powerful vacuum rather than actual steam, which is exactly what carpet mills recommend.

Do you use safe products around kids and pets?

Yes. Our standard solutions are non-toxic and we rinse thoroughly — no sticky residue for crawling babies or paw-licking dogs to find.
