Steam Cleaning vs. Dry Carpet Cleaning: Which Should You Choose?

Both methods have a legitimate place — and both get oversold by companies that only own one kind of machine. Here's the unbiased version.

Hot Water Extraction ("Steam Cleaning")

Heated solution injected into the carpet under pressure, then immediately vacuumed out along with dissolved soil. It's the deepest clean available, it's what carpet mills recommend (and often require for warranties), and it's the only method that truly flushes out accumulated soil, allergens, and residue rather than redistributing them.

Best for: annual deep cleans, pet odor and stains, allergy households, move-outs, restoring neglected carpet.
Trade-off: 4–12 hour dry time.

Low-Moisture / "Dry" Cleaning (Encapsulation & Bonnet)

A polymer solution is worked into the fibers, encapsulates soil as it dries, and gets vacuumed away. Carpet is dry in about an hour. The honest limitation: it cleans the top portion of the pile well but doesn't flush the base of the fiber or the pad — it manages appearance rather than removing the deep soil load.

Best for: commercial spaces that can't close, appearance maintenance between deep cleans, quick refreshes before events.
Trade-off: not a deep clean, and repeated use without periodic extraction builds residue.
